In partnership with the International Association of Certified Home Inspectors, one of the services I’m proud to offer is the Move-In Certified – Pre-Inspected.


In today’s market, you need an edge to sell your home!


What is Move-In Certified? The word “Certified” means that the seller states there are no known major problems with the home that will cost the buyer extra money unless stated otherwise (disclosure).


Basically, here’s how it works…Once the seller agrees to have their home pre-inspected, I will come out and perform my Standard Home Inspection. The inspection report you will receive, will have the list of items that need correction. When the necessary repairs are completed, I will then come back to re-inspect those items. Once repair items are verified, an amendment to your inspection report will be issued and the “Move-In Certified-Pre-Inspected” yard sign will be put next to your realtors sign. Copies of the report will be left with the seller to hand out to the potential buyers.


Here are a few of the advantages of selling a home that been Move-In Certified:

  • The seller can schedule the inspection at the seller’s convenience.
  • It may alert the seller to any items of immediate safety concern.
  • The seller can assist the inspector during the inspection, something normally not done during a buyer’s inspection.
  • The report can help the seller realistically price the home if problems exist.
  • The report can help the seller substantiate a higher asking price if problems don’t exit or have been corrected.
  • A seller inspection reveals problems ahead of time which:

*Might make the home show better.

*Gives the seller time to make repairs and find competitive contractors.

*Permits the seller to attach repair estimates or paid invoices to the report.

*Removes over-inflated buyer-procured estimates from the negotiation table.

There are other distinct advantages of having a Move-In Certified inspection report, including:

  • The report might alert the seller to any immediate safety issues found, before agents and visitors tour the home.
  • The report provides a third-party, unbiased opinion to offer to potential buyers.
  • Move-In Certified yard signs attract potential buyers.
  • A seller inspection is the ultimate gesture in forthrightness on the part of the seller.
  • The report might relieve a prospective buyer’s unfounded suspicions, before they walk away.
  • A seller inspection lightens negotiations and the 11th hour re-negotiations.
  • The deal is less likely to fall apart the way they often do when a buyer’s inspection reveals a problem.
  • The report provides full-disclosure protection from future legal claims.


Copies of the inspection report will be left with the seller to be handed out to potential buyers. This way anyone who is interested in the home can see the complete inspection report while they tour the home, thereby taking out all the guess work for everyone.
